While it's nice to see on paper, the assessed value is a retrospective snapshot used strictly for calculating property taxes. It is often significantly different from today's actual market value.

1. The Data is Old
Real estate markets change quickly. BC Assessments are calculated based on market value as of July 1st of the previous year.By the time you receive your notice in January, that data is already six months out of date. In real estate time, that is ages ago. The market conditions that existed last summer rarely reflect the reality of this upcoming spring market.2. The "Armchair" Approach
BC Assessment processes roughly two million properties annually. To do this, they use "mass appraisal" techniques.Think of it as a very broad brush. They look at neighborhood averages, lot size, and age from a database.What they don't do is come inside your house. They haven't seen your renovated chef's kitchen, your new hardwood floors, or that incredible view you opened up from the primary bedroom.
