When selling a home, certain items are automatically included in the sale unless otherwise specified. Knowing what’s included can help prevent surprises and smooth the negotiation process.

- Fixtures permanently attached to the home: light fixtures, built-in appliances, ceiling fans, dishwashers, fixed mirrors, blinds, curtain rods, and plumbing/electrical/heating elements
- Oil or propane remaining in tanks (no adjustment at closing).
- Buildings, improvements, and appurtenances affixed to the property.
Items Often Negotiated
- Appliances: fridge, stove, dishwasher, microwave, washer/dryer
- Window coverings: blinds, curtains, shades
- Light fixtures: chandeliers, ceiling fans, lamps (built-in or attached)
- Furniture: sometimes certain pieces are included if negotiated
- Built-in shelving or cabinetry
- Outdoor features: patio furniture, sheds, play structures
- Electronics: smart home devices, security systems
- Fixtures: bathroom mirrors, towel racks, towel bars
- Other negotiated items: hot tubs, pools, fireplaces, or custom upgrades
Grey Areas
- Lawn ornaments, potted plants, décor items, and anything that “fits” the home but isn’t attached.
- If you want to keep something, remove it before showings or clearly mark it “Not Included.”
- Make a list of items you intend to leave behind and confirm with buyers.
Tips to Avoid Problems
- Walk through your home and decide what stays and what goes.
- Label or remove non-included items before showings.
- Clarify all grey-area items in the purchase contract.
