When selling a home, certain items are automatically included in the sale unless otherwise specified. Knowing what’s included can help prevent surprises and smooth the negotiation process.

Fixtures permanently attached to the home: light fixtures, built-in appliances, ceiling fans, dishwashers, fixed mirrors, blinds, curtain rods, and plumbing/electrical/heating elements.
Oil or propane remaining in tanks (no adjustment at closing).
Buildings, improvements, and appurtenances affixed to the property.
Items Often Negotiated
Garage door openers, furniture, appliances not built-in, garden sheds, and tools.
Anything not permanently attached is negotiable and may be requested by buyers.
Grey Areas
Lawn ornaments, potted plants, décor items, and anything that “fits” the home but isn’t attached.
If you want to keep something, remove it before showings or clearly mark it “Not Included.”
Make a list of items you intend to leave behind and confirm with buyers.
