That means we’re officially hard at work getting your home ready to sell. Whether this is your first time selling or you’ve done it before, it’s always helpful to understand the key steps ahead. Let’s break it down so you know exactly what’s happening and what to expect:

Step 1: Preparing Your Home

This is where first impressions start to take shape. We’ll begin by doing a full walkthrough of your property together to assess what small changes might make a big difference. Here’s what typically happens:

  • Decluttering and depersonalizing
  • Minor repairs or touch-ups
  • Cleaning (professional cleaning recommended!)Optional: painting, staging, or landscaping enhancements

Step 2: Marketing Your Home

Now that your home is looking its best, we’ll build a custom marketing strategy to help it stand out.
This includes:

  • Setting a competitive, strategic price
  • Scheduling professional photography & videography
  • Creating a digital marketing campaign (MLS, social media, email, Google Ads)
  • Preparing your listing brochure, floor plans & signage
  • Behind the scenes: maximizing your home’s exposure to qualified buyers

Step 3: Showings & Offers

Once your home hits the market, showings begin (we’ll set a schedule that works for you). Buyers tour, picture themselves living there, and hopefully fall in love.
  • Showings scheduled & managed

  • Offers presented and negotiated
  • Once accepted: under contract, with buyer inspections/appraisals

Step 4: Sold! 🎊

After any conditions are removed and all paperwork is finalized, the home officially SOLD! 

Step 5: Coordinating your move-out

  • Final lawyer meetings or signing appointments: Complete any remaining paperwork and ensure all legal requirements are met.
  • Packing and timelines: Plan your move so the home is ready for the buyer by the closing date.
  • Home preparation: Ensure the property is clean, staged (if needed), and ready for final inspections or walkthroughs.
  • Handover: Arrange key transfer and provide any necessary information to the buyer.
