That's a huge part of the city's charm — and it's also why fall prep here looks different than the generic checklist you'll find online. Our wet season isn't just an inconvenience; it's the thing that actually tests these houses every single year.Here's what we tell sellers (and buyers) about getting an older Victoria home through the coming rainy months in good shape.Moss is doing more damage than it looks like. Walk down almost any block in Oak Bay or Fairfield in winter and you'll see green roofs... it's just what happens when marine humidity, shaded tree canopy, and older cedar shakes or asphalt shingles combine. But moss isn't cosmetic: it holds moisture against the roof surface and can shave five to ten years off a shingle roof's lifespan if it's never cleared. Early fall, before the heavy rains set in, is the ideal window to have it cleaned off and flashing checked.Crawl spaces deserve an actual look, not a guess. Open, unencapsulated crawl spaces are common in older Vic West and Esquimalt homes, and a bare-dirt crawl space soaking up moisture all winter is a bigger issue than most sellers expect buyers' inspectors to flag. If yours hasn't been checked in a few years, now- before the ground saturates is the time.Hillside lots need a look at drainage, not just landscaping. Homes built into the slopes of Fairfield, Rockland, and parts of Saanich often lean on retaining walls that were never engineered to modern standards. Poor drainage behind these walls is one of the most common issues local inspectors flag, and it's far easier to address in September than after the first real storm.Character homes and modern buyers aren't always speaking the same language. Original wiring, single-pane heritage windows, and older plumbing are part of the appeal for some buyers and a dealbreaker for others. You don't need to modernize everything before listing, but knowing which of these your home has, and being upfront about it — tends to build more trust than it costs you in negotiating room.Timing your work around our construction season matters. Because exterior work and major repairs are best done in the drier months, anything you're planning to tackle before winter is genuinely on the clock right now. Trades book up fast once the rain sets in.None of this means an older home is a harder sell in Victoria... quite the opposite. Character homes in walkable, established neighbourhoods remain some of the most sought-after properties in the region.
