More Choice, Solid Ground. Your August Victoria Market Update

If you've been watching the headlines about Canada's housing market and feeling a little whiplash, here's the local truth:

Victoria isn't behaving like a boom-or-bust market this summer. It's behaving like a market where patience pays off, for buyers and sellers alike.
The Victoria Real Estate Board reported 673 properties sold across the region in July, down just 1 per cent from July 2025 and a modest 6.4 per cent below June's pace. Dig a little deeper and the story gets more interesting: single-family home sales actually rose 4.1 per cent year-over-year, while condo sales slipped 7.1 per cent, a reminder that "the market" isn't one thing right now. It's several micro-markets moving at their own speeds.Inventory is the other half of the story. There were 3,847 active listings on the market at the end of July, nearly 4 per cent more than the same time last year, though down slightly from June. Board Chair Fergus Kyne put it well: buyers now have enough options that some are taking their time, even feeling a little overwhelmed, while sellers need to work harder to stand out.

What this means for you:

  • If you're buying, you have room to be thoughtful. You're not likely to lose a home over a 24-hour decision window this month, but well-priced, well-presented homes are still moving quickly, so it pays to have your financing and priorities sorted before you start touring.
  • If you're selling, presentation and pricing are doing more of the work than they used to. A home that's move-in ready, well-lit in photos, and priced to reflect current comparables will outperform one that's "priced for negotiation."
