Every few months a client asks me some version of the same question: "If you had to pick one Victoria neighbourhood to live in, which would it be?" Fairfield, anchored by the shops and cafés of Cook Street Village, comes up more than almost anywhere else, and it's worth explaining why.
The setting.
Fairfield sits between downtown and the ocean, which means residents get a rare combination: a walk to Beacon Hill Park and the Dallas Road waterfront in one direction, and a five-minute stroll to Cook Street Village's coffee shops, bakeries, and independent grocers in the other. Few Victoria neighbourhoods offer that much daily life within walking distance.
The housing stock. This is character-home territory: Craftsman bungalows, converted heritage houses, and a growing number of well-built infill homes and low-rise condos. Because so much of the inventory predates 1950, buyers here are often weighing charm against renovation reality. Original fir floors and leaded glass windows are wonderful, but so is knowing what's behind the walls. This is exactly the kind of neighbourhood where a pre-offer inspection, or even a pre-listing inspection if you're selling, earns its cost back many times over.Who it suits.
Fairfield tends to attract a mix of long-time Victoria families, professionals who want a car-optional lifestyle, and downsizers who still want walkability without giving up a real yard. It's less transient than some downtown-adjacent neighbourhoods, which shows up in strong community ties: block parties, a well-used community centre, and some of the city's most active neighbourhood associations.
What to know before you buy here.
Character homes often come with older electrical or plumbing systems, so budget for updates even on a home that shows beautifully. Street parking can be tight near the Village core.
